Many home buyers and investors prefer new launches compared to resale properties. The advantages of a new launch compared to a resale are manifold. If you buy for your own stay you will enjoy a brand-new property that you can decorate to your liking and which will likely have no defects for many years to come. Nobody else will ever have lived in there before.
Payment is made according to the construction progress, which firstly means you don’t have to pay the entire purchase price when buying (but over time) and secondly ensures that you only pay for what was built and the developer does not get your money up-front. You also don’t need to pay property tax, income tax and maintenance fees during construction.
Given the same or similar location, historically new launches have performed better in terms of capital appreciation compared to older resale developments, which is why many investors prefer to buy new launch projects (disclaimer: past performance does not guarantee future performance).
